Many, but not all, home buyers know that being represented by a Buyer's Agent is important.
The Buyer's Agent responsibility is to represent the buyer's interests when negotiating price, escrow terms and the seller's good-faith performance of all the terms and conditions in the purchase contract. One common mistake is that people call the Listing Agent of a home and ask them to show the property and make an offer. The Listing Agent's job is to get the highest and best price and terms for the SELLER not the buyer. As much as you would like to believe you are getting a deal, you are probably not "priority number one" with a Listing Agent. With Edward Bachtle as your Buyer's Agent you are primary.

Buying your new home through a Realtor costs you nothing:
Homebuilders charge the same price for a home with or without a Realtor. Builders welcome Realtors because they know the transaction tends to go smoother when the buyer is represented by a competent Realtor. Since Realtors are integral in marketing new construction, Builders expect to pay Realtors as part of the overall marketing costs. Even though the Buyer's Agent represents the buyer, the Seller or Builder of new construction pays the commissions --- not the buyer. Since the Seller pays commissions, there is no better reason than to hire an experienced Buyer's Agent.
